Portofino Towers sits in one of Miami Beach’s most desirable residential pockets, near South Pointe Park, the beach, marina, waterfront paths, neighborhood dining, cafés, parks and everyday services. The location supports full-time South of Fifth... living with the convenience of a full-service tower.

Building amenities include attended lobby, concierge, security, guarded entry, controlled-access building entry, on-site management, valet service, pool/spa amenities, cabanas, fitness center, sauna, resident court amenities, putting green, pet park/dog park, EV charging, bicycle storage, package service, game/activity rooms, community/recreation spaces and other resident amenities. Amenity access, reservations, guest use, service levels, maintenance schedules and operating hours are subject to current association rules, building procedures and availability.

Unit 405 at Portofino Towers includes one assigned garage parking space, A-173, and storage, A-124. An additional registered vehicle may use valet only; it is not a second assigned parking space. Additional vehicle/valet use is subject to building procedures, registration requirements, availability and current management rules. Vehicle registration/decal costs apply. EV charging is available through the building self-service or valet process, subject to current building procedures, availability and applicable charges.

Internet is included. Tenant pays electricity/FPL and must carry renter’s insurance with the minimum coverage required by management. Complete Portofino Tower application and management approval are required. Third-party screening does not replace Portofino management approval.

Application fee is $100 per applicant, with final application requirements controlled by the current management package. Lease move-in funds are first month, last month and one-month unit security deposit. Additional building items include a $2,500 refundable association/building security deposit, $2,500 refundable elevator/move deposit, $100 non-refundable elevator preparation/monitoring fee, $45 parking decal and $20 extra fob if needed.

Move-in requires advance scheduling with management, elevator reservation and moving-company COI. Move-in dates, elevator access, truck/vendor access, insurance certificates, association deposits, refund timing, current routing, pet/animal procedures and amenity access must be coordinated through current Portofino management procedures.

Available 06/26/2026, subject to management approval. One-year minimum lease. Not seasonal, short-term.
