Hello, I am recent graduate from FAU (Fall '24) and I will be leaving Florida soon to pursue a career in aviation in Colorado. Since I will not be returning, I am looking for a tenant to sublet my room within this 3bd/2ba apartment at Water's Edge at... Delray. This is NOT an under-the-table agreement; you WILL be placed on the lease and therefore must meet certain requirements upheld by the apartment's management group.

Keep in mind that I currently have two male roommates who are upper classmen and they intend to stay for the entirety of the lease. Therefore preferably males will be considered for this apartment with a preference for upperclassmen &/or grad students. My roommates are chill guys, they work and go to school, enjoy sports and outdoor activities, and like to keep the place clean.

The total unit rent is $2,949 + trash removal, water/sewer, & utilities. On average, my monthly portion of rent comes out to $1,070 (price includes utilities). You will be expected to pay your portion of rent and utilities will be split evenly.

- Lease length: Dec. 16, 2024 - July 25, 2025 (Slightly flexible move-in date)
- There is an option to renew, but that is at the discretion of the roommates

Unit Features:

- I will leave this room furnished for your convenience at no extra cost, if
desired (bedframe, mattress, dresser, table).
- My current roommates and I have the best possible internet through Xfinity.
Keep in mind, this cost will be split evenly between all roommates.
- The apartment features a pool, 24/7 gym, tennis court, playground, dog
park, and a nice walking trail.
- An added bonus is its convenience to local parks and nature centers, the
beach, is within 10-15 minutes of FAU & Lynn, it is close to the Delray Ave.
